Understanding How Cracks Occur in Concrete Foundation Walls

The primary cause of cracks in your foundation is the soil around your home or business. When soil absorbs moisture, it expands. If the soil is next to your foundation walls, it puts pressure on them, eventually causing cracks.

Foundation cracks fall under one or more of the following categories:

  • Hairline: This is any crack less than an eighth of an inch wide. Almost every home has them, and as long as they don’t get worse, you shouldn’t worry.
  • Vertical: As long as they’re thin and don’t leak water, vertical cracks aren’t serious.
  • Horizontal: No matter the thickness, horizontal cracks are always a cause for concern.
  • Diagonal: A settling foundation often causes diagonal cracks, and a professional can determine their severity.

Why Immediate Foundation Crack Repair Is Crucial

What happens if you don’t seek concrete foundation repair quickly? Moderate to severe cracks can cause the following problems:

  • Cracking drywall in your basement or throughout your home
  • Widening gaps between your windows and exterior walls
  • Increasingly large cracks in your foundation
  • Warping of your floors and ceilings
  • Mold growth, which can spread throughout your entire home, causing serious health issues

At Perma Dry Michigan, we can quickly repair foundation cracks to keep your family safe and healthy and avoid more expensive repairs. If you notice a new severe crack or see a hairline crack that’s grown worse, contact us.

The Process of Professional Repair of Cracks in Concrete Foundation Walls

How do we repair cracks in concrete foundation walls? We use the following steps:

  1. We hammer nails halfway deep and spaced 12 inches apart. This allows us to adequately align the epoxy injectors.
  2. We mix the epoxy to prime it for filling the crack.
  3. We slide a plastic injector port over each nail.
  4. We seal the crack with a layer about one-eighth inch thick.
  5. After the sealant settles (about ten hours later), we use the injector port to insert the epoxy deep into the crack.
  6. We seal and cut away the injection ports.

Frequently Asked Questions

How long does foundation crack repair typically last?

Professional foundation crack repair using high-quality polyurethane or epoxy injection methods can last for decades when performed correctly. The longevity of the repair depends on the severity of the crack, the repair method used, and whether underlying soil and drainage issues are addressed. Perma Dry Michigan uses industry-leading techniques to ensure lasting results.

Can I repair foundation cracks myself or should I hire a professional?

While minor surface cracks may be suitable for DIY repair, most foundation cracks require professional assessment and repair. Structural cracks, horizontal cracks, or cracks wider than 1/4 inch indicate serious problems that need expert attention. Professional contractors have specialized equipment like hydraulic injection systems and can identify underlying issues that DIY methods cannot address.

What’s the difference between epoxy and polyurethane injection for foundation crack repair?

Epoxy injection creates a rigid, structural bond ideal for restoring strength to concrete and works best for dormant, non-leaking cracks. Polyurethane injection is flexible, expands to fill voids, and is better suited for active leaks and cracks that may experience movement. Both methods provide waterproof seals when applied by experienced professionals.

When should I contact a professional about foundation cracks in my home?

Contact a professional immediately if you notice cracks wider than 1/4 inch, horizontal or stair-step cracks, active water leakage, or cracks that continue to grow. Other warning signs include doors and windows that stick, uneven floors, or multiple cracks appearing simultaneously. Early intervention prevents minor issues from becoming major structural problems.
